When investing in commercial real estate take into consideration that commercial real estate is valued differently than residential real estate. The value of commercial real estate is measured by the usable square footage and the income it can produce. Many people invest in commercial real estate to diversify risk. For example if you own an apartment building with 10 units and you have them all occupied except for one unit, you only losing one-tenth of your income for the property. With a residential property if you lose your tenant you lose all of your income for the property until you occupy the home again.
